London Square, the international unit of Aldar Properties, plans to deliver approximately 9,000 homes across 30 sites in the United Kingdom over the next five years, with a total development value of £5 billion ($6.6 billion). The company disclosed the pipeline on 14 October 2026, targeting buyers in the affordable segment, build-to-rent and international investors.

Segment breakdown and site schedule#

The 9,000-home pipeline comprises 3,600 homes for sale, 1,538 for build-to-rent and 3,575 in the affordable segment, where government grants support registered developers in leasing to tenants at affordable rental rates. London Square plans to start work on 12 sites in 2026, with 65 per cent of those sites allocated to affordable housing. Chief executive Adam Lawrence stated that demand for affordable housing remains substantial. The company regenerates former industrial sites and has delivered 5,000 homes across 46 sites with a development value of £2.9 billion since its founding in 2010.

Sales performance and backlog target#

London Square reported sales of £251 million for the first half of 2026, up 236 per cent year-on-year, driven by three new projects: Bermondsey Phase 3, Wimbledon Bridge House and Ransome's Wharf. Chief financial officer Scott Brown stated that sales under Aldar ownership have outperformed peers in the current market. The company aims to complete 600 homes in 2026, up from 398 in 2025, and targets a sales backlog of £1 billion by the end of 2026. Approximately 30 per cent of current construction is in the affordable market.

International buyer activity#

International demand is coming from buyers in Turkey, Hong Kong and Middle East countries, with sales from the Middle East accounting for 10 to 15 per cent of total international sales. UAE buyers dominate Middle East sales activity. London Square opened an office in Istanbul recently and recorded double-digit sales within days of opening. International sales director Naomi Minegishi stated that international demand is driven by investment opportunity, capital security and a strong legal framework, with families seeking second homes for summer stays and to support children enrolled in London schools and universities.

Ownership and project portfolio#

Aldar Properties acquired London Square in 2023. The company's portfolio includes the Nine Elms development, which features more than 750 residential homes and 21,500 square feet of commercial and retail space, and the transformation of the former Surrey County Council headquarters into a 292-home development with restoration of existing structures. Brown stated that Aldar's involvement has enabled the company to drive both capital and sales performance.
